BUYING OUR LAND

  • 1. Are we real estate agents or brokers?

No, we are land investors. We own each parcel listed on our site (free and clear).

  • 2. Do I need an attorney or real estate agent?

We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand.

  • 3. What are my options for purchasing land?

You can pay in full (typically, at a discount) OR we can finance the land for you at zero percent interest.

  • 4. Can I see the property first?

Yes. Actually, we encourage it. However, we strongly recommend securing the parcel first by making the downpayment. This ensures that it is not purchased by someone else while you go out to inspect the property. Remember that Satisfaction Guarantee covers your downpayment (which is fully refundable).

  • 5. How do I know you are a real business?

We’re a legally registered business with a track record of helping people become landowners. We’re happy to provide references, proof of ownership, and purchase agreements—just ask. Transparency is our priority.

  • 6. Who qualifies for financing?

Everyone! There is NO application process. We don’t even do a credit check. Regardless of your financial situation, we don’t discriminate. If you can afford the down payment and doc fee, we will finance you.

Note: We charge a nominal $5 a month loan servicing fee on all contracts. All monthly payments (including fee) will be automatically drafted from your account.

  • 7. What are the steps to purchasing land?

    Step 1:  Select a property

Find the property that best fits your needs and budget.

    Step 2:  Reserve the property

Complete the downpayment for the property. This ensures no one else will buy the property while we get the paperwork done.

Step 3: Sign docs & pay the doc fee

We'll prepare all required documents for your e-signature. Sign and pay the $200 doc fee, which covers county filing costs.

Step 4: Close on the property

We'll prepare all required documents for your e-signature. Sign and pay the $200 doc fee, which covers county filing costs.

  • 8. How long before I get my deed?

Usually, it takes 3-4 weeks for the county to record and mail to you.

  • 9. Are there any liens on the property?

Most properties offered for sale on this website have NO liens against them. On rare occasions a property may have a financial lien when offered for sale. However, when the property is deeded to the purchaser, any such lien is paid off prior to deeding so the buyer receives free and clear title with no liens.

  • 10. What can I do on the property?

Each county has guidelines as to how the property can or cannot be used. We will do our best to find this information for you, however the county’s Zoning and Planning Department is the final authority.

  • 11. Can I buy more than one property at a time?

    Absolutely!

SELLING YOUR LAND

  • 1. We want to sell our land, what comes next?

After we have a signed purchase agreement:

    1. We perform Due Diligence on the property (title and property research). This usually takes up to 10 days.

    2. A deed is created and sent to the seller for signing. This is then returned to us.

    3. Payment is sent to the seller and the Deed is recorded with the County.

  • 2. Do we need a title company to close?

We offer direct closing, to reduce the costs to the seller. Alternatively, a mobile notary or title company can be used at the seller’s discretion.
